The North Delta of Fraser Valley has a lot to offer
Though some may only know of the North Delta neighbourhoods on the surface, the area has a lot to offer for families beyond the enviable lots. But first, what is Delta North?
Delta North is a municipality located within the Greater Vancouver Regional District of British Columbia, Canada. The municipality is made up mainly of farmland and riverside communities.
It also contains the northern section of the semi-private island Deas Island, as well as three major public parks: Boundary Bay Park, Burns Bog and Campbell Valley. Delta North is composed of several communities, all named in relation to their position north or south of the Fraser River.
What makes the area attractive is its location and ability to provide a high standard of living at an affordable rate. The area also has a wide range of housing options available from condos, single-family homes, luxury homes and townhouses.
Schools
The North Delta school district is one that's full of options for your children. Whether is the Devon Gardens elementary school in Annieville, or one of the best secondary schools by the Fraser river with Seaquam Secondary School, the area is in no short supply of excellent schools.
North Delta homes benefit from all the bonuses that come with great schools including many shops for school supplies as well as arts and crafts. Though Simon Fraser University is further up north, it is still very much within driving distance if your child is planning to attend classes there.
If you want to attend classes at the Delta Community College, however, you don't have to drive throughout the Lower Mainland, you will find the school just one street over from Scott Road.
With such a wide array of schools in the area, you will find that you can select the one that best suits your child's educational needs.
Parks
Parks matter a lot in the housing market and for good reason. They cover so many aspects of people's lives live quality time in the sun and space for pets and outdoor activities.
In addition to more classical parks like Gunderson Park with its baseball field and recreational facilities for kids, you can visit the famous Burns Bog Delta Nature Reserve: the largest raised peat bog on the West Coast.

With a well-maintained putting green, quality greens, and perfect views of downtown Vancouver from one side of the course, this is simply a golf experience you don't want to miss out on.
The clubhouse at Sunshine Hills Woods also makes a great spot to relax after 18 holes. You can enjoy a meal or a drink while taking in the natural beauty that surrounds you.
Of course, not everyone is a fan of golf or Sunshine Hills. Maybe your idea of fun is more in line with what's offered in the North Delta recreation centre.
Entertainment
Starting from Scott Road, which traverses most of the North Delta, and exploring further into the city, you can find quite a few different ways to entertain yourself or your family.
Outings like a game of hockey at the Sungod Recreation Centre with its indoor ice rink and a fishing trip on Annacis island are only the beginning.
Guildford mall, golf courses, and sports fields are smattered throughout North Delta, BC. Aside from a visit to the Sungod Recreation Centre, you'll hardly ever have to cross the Alex Fraser bridge.
If you grow tired of the Dennis Elsom Turf or other parts of the North Delta Recreation Centre after a long day though, there's always home.
Restaurant Variety
Everyone has their favourite kind of food. And the intersection of 84th Avenue and 112th Street alone features Indian, Japanese, and Vietnamese food - not to mention several pizza options and the ever-comforting Tim Hortons.
With families that settle in North Delta, you will find that the area has evolved to cater to all kinds of tastes and needs. Like much of British Columbia and Canada as well, North Delta is a melting pot and no one can deny that the most delicious advantage that offers is the variety of cuisines you and your family will be able to sample.
The houses themselves
The three communities of Delta North can boast about some of the more spacious lots in Greater Vancouver. Single-family homes make North Delta real estate something many people envy. Homes for sale in the area are often the idea of a dream home with enough space for both a swimming pool and so much more.
North Delta real estate listings are real estate listings held in high regard. On top of the single-family houses always in peaceful proximity to an elementary school, homes for sale in North Delta do a great job of having the best of a commuter city while being close to the buzz of Vancouver, one of the great centres of commerce and entertainment of British Columbia.
Sure, you may not be within walking distance of Vancouver International Airport, but the trade-off of having a single-family house where you don't have to choose between swimming pools and a great secondary school is a situation that is unique in all of Fraser Valley real estate.
Other Lower Mainland communities don't have the same access to the amenities that North Delta real estate offers.
What should you ask your real estate agent if you plan on moving to North Delta, BC?
When you are looking for North Delta homes for sale, the best real estate agent to talk to is one who lives in or around the area.
This way, your chances of finding a good match are much higher. though Fraser Valley real estate is competitive, if you get in touch with the listing agent of a property quickly, they can give you more detailed information or data relating to the area. Whether you want to live close to Scott Road or close to a great elementary school, it's a good idea to get in touch fast.
Although it's beautiful, we cannot recommend living in Burns Bog. It's also probably illegal. As much as perusing the North Delta real estate board feels like the first step, what you really want to think about and put on paper is how your employment opportunities might change given your new address.
Will the commute be bearable? Will you be able to find a better opportunity? Though you will be close to the city, do you want to cross the Pattullo Bridge every day? If you need easy access to Boundary Bay airport, living in North Delta would be a big bonus. Is the proximity of a golf course like Sunshine Hills a good idea for your career?
If your real estate agent gives you a packet with information about the area, make sure you take into account all the materials contained within. Fraser Valley real estate is competitive, being closer to the Fraser River in one of the areas with the best schools in proximity to the city of Vancouver will make it even more competitive.

With three major communities, each with its own unique features, there is something for everyone in North Delta real estate. In the whole of British Columbia, there are not many places that are as valued by families as the North Delta.
